The Losses We Get Called For in Athens

What Your Insurer and Your Property Manager Will Ask For
In a market with this much rented housing, the person who discovers the water is frequently not the person who will file on it, and the details get lost in the handoff. So we build the record from the first visit and hand it to whoever needs it: photographs taken before anything is disturbed, the water category and the source written down, moisture readings logged by room and by material, and a dated drying log showing the numbers coming down. Tenant belongings and building structure are recorded separately, because they are usually two different policies. We coordinate with your insurance provider and will walk an adjuster through scope and readings. What gets covered and paid is between the policyholder and the insurer.
How the Work Is Sequenced
Restoration runs in order, and the order is the point. A rebuild started over material that never dried is a callback six months later with a smell nobody can locate. So every Athens job opens with inspection and moisture mapping, where the crew classifies the water, photographs the scene and maps how far the moisture actually went, which is nearly always further than the visible edge. Extraction comes next, with equipment sized to the volume, because water still standing is water the dryers would otherwise have to evaporate.
Then the structure dries. Air movers and dehumidifiers go in on a plan built around the materials, and the readings are checked daily against a target. Cleaning and sanitizing follow for anything gray or black water reached, with porous material that cannot be decontaminated removed rather than dried. Where mold has already established, that area is contained so spores are not carried through the rest of the building while affected material comes out. Only then does anything go back: contents that can be saved, then flooring, trim and drywall.
Not All Water Gets Treated the Same Way
The IICRC sorts a water loss into three categories, and the category rather than the volume decides what is allowed to stay in the building. Category 1 is clean water from a sanitary source, a split supply line or a failed fitting at a fixture. Caught early, most of what it soaked can be dried in place.
Category 2 is gray water, carrying contamination without being grossly unsanitary, and appliance discharge accounts for most of it. The catch is that it does not stay Category 2. Sitting warm in a closed unit for several days moves it up a grade, which is exactly the scenario an unoccupied apartment produces.
Category 3 is black water. Sewage from a backed-up line belongs here, and so does the storm runoff that crosses open Georgia clay before it gets inside. It carries pathogens, so it means protective equipment, removal of porous material rather than drying of it, and sanitizing before drying begins. This is not a category to take on with a rented wet vacuum.
A Loss on an Upper Floor Is Never One Unit
Multi-unit buildings in Athens turn one failure into several jobs at once, and the coordination is as much of the work as the drying.
- Water travels down, not sideways: it follows plumbing chases and wall cavities, so the wet ceiling two floors below can be the first sign anybody sees.
- Access is the bottleneck: drying the unit where the water landed does nothing if the assembly it drained through is in an apartment nobody can get into.
- Occupied units keep running: the drying plan is built to contain the work and keep the rest of the building livable rather than emptying it.
- One file, several claims: readings and photographs are kept per unit, since the structure and each resident's belongings usually sit under different policies.
Cutting the Risk on an Athens Property
Most of the losses described on this page had a cheap prevention. Braided stainless hoses on washing machines remove the most common failure in the housing stock here, and they are worth doing on every unit at turnover rather than one at a time. Leave the heat set low rather than off in anything sitting empty through winter, because a freeze split in an unheated exterior wall is a large loss from a small cause. Have somebody physically walk vacant units on a schedule, since the cost of a water loss in this market is measured mostly in elapsed hours. Keep gutters clear and downspouts discharging away from the foundation, and make sure everyone with keys knows where the main shutoff is before they need it.
