Every basement on this island is a hole dug a short distance from a river, and the water table does not care what the foundation wall was rated for. That is the background condition behind most of what we get called out to: seepage through a cold joint during a thaw, a failed pump on the night the power went out, a laundry line that froze in an exterior wall and let go when the heat came back on. Before the truck gets there
- Stay out of standing water that could be in contact with electrical outlets, cords or a panel, and if there is any doubt at all, kill the power to that level from a dry position or leave it to the crew.
- If the water is coming from plumbing rather than from the ground, shut the main valve. If it is coming up through a floor drain, leave it alone, because that is contaminated water.
- Lift what you can: get boxes, furniture legs and anything paper up off the floor onto blocks or a higher level. Most of what is lost in a Grand Island basement is lost to soaking, not to the flood itself.

Cold, enclosed spaces do not dry themselves, and a house that feels fine on the main floor can be holding water in the framing below it for weeks. The sequence matters more than the horsepower.
- Assessment: meters into drywall, sill plate, subfloor and studs, plus a look at the pit, the discharge line, the grading and the downspouts outside, then a written scope before anything is opened up.

People here ask a fair question: is water that seeped through a wall the same as water that came up a drain? It is not, and the difference sets the protocol. Restoration standards grade a loss by how contaminated the water was at its source, and the grade decides what can be dried in place and what has to leave the building.
Clean water at the source, meaning a split supply line, a failed water heater or rain through a window well, starts in the mildest category. It does not stay there. Once it has sat on a floor, run through carpet pad or soaked into stored belongings, the standards move it down a category, which is why a two-day-old loss is a bigger job than the same loss found the same night.
Gray water is the discharge from washing machines, dishwashers and overflowing fixtures, and it needs cleaning and sanitizing before drying, with most porous material removed. Grossly contaminated water, meaning sewage from a backed-up line or floodwater that has been across open ground, is the most serious category. It is handled in protective equipment, contaminated porous material is removed, and the space is sanitized before a single dehumidifier is switched on.

Grading and gutters matter too. Downspouts that discharge next to the wall put water straight into the ground the foundation is fighting, and on an island where groundwater is already close to the surface, that is the last thing the drain tile needs.
