Most drainage on most properties in the country works because the ground is tilted. Water leaves without anybody paying for it. Around Houston that quiet subsidy runs out: the land is close to level over enormous distances, the bayous the region drains into are barely lower than the neighborhoods around them, and during a big rain there is simply nowhere downhill for water to be. That is the whole reason this equipment exists here, and it is why it behaves differently than the same pump would in hill country.
When Gravity Drainage Runs Out of Fall
A yard drain, a French drain or a driveway trench all rely on the same thing: an outlet lower than the inlet. On a flat lot that outlet may be only inches lower over a long run, and in a heavy Texas rain the whole system backs up to the level of whatever it discharges into. The water does not disappear, it queues. A pump is what breaks that queue, because it creates the head the site could not provide, and it is the difference between a system that drains in an hour and one that drains tomorrow.
That framing also explains where the pits are. Not under a house, but at the bottom of a driveway ramp, in a collection sump tied into yard drains, in an elevator pit, or at the low point of a covered parking area. Anywhere a builder had to put something below the surrounding grade in a market with no grade to spare.
Gumbo Clay, and Why the Water Stays on Top
The soil compounds the problem. Heavy clay across this part of Texas takes water in very slowly, so rain that would soak away on sand instead sheets across the surface and collects wherever the ground dips. That has two consequences for a pump. The first is that inflow arrives quickly and in volume during the storm rather than trickling in afterwards. The second is that the same clay holds water long after the weather has passed, so a saturated yard keeps feeding a pit for a day or two.
Clay also moves. It swells when wet and shrinks when dry, and over years that movement works on anything rigid buried in it, including the joints in a discharge line and the connection where it leaves the pit.
Is a Sump Pump Even Normal in Houston?
It is a fair question in a market where most houses have nothing below the slab, and the answer is yes, just not in the form people picture. Elsewhere a sump pit is fed by groundwater rising from below. Here the water arrives across the surface and drops into a pit that exists because the site was cut lower than its surroundings. The pumps here protect garages that sit below the street, parking levels, elevator shafts, and yard drainage systems that cannot discharge under gravity alone. They are common in commercial and mixed-use buildings and in newer residential construction where the driveway drops to the house. If you have one, it is almost certainly there because somebody worked out that the site could not shed water on its own.

Everything about a pump on flat Houston ground comes back to head: how high the water has to be raised and how far it has to be pushed. Get that wrong and the symptoms look like a faulty unit. A pump asked to lift more than it was chosen for runs longer for less water, runs hotter, and reaches the end of its life early while appearing to work. A discharge line that is too narrow or too long for the pump does the same thing from the other end.
Where the line ends is the other half. On level Houston ground the temptation is to end it at the nearest convenient point, which on a saturated clay lot means the water sits there and works its way back. The run has to reach something that will genuinely carry it away, it must not be tied into the sanitary sewer, which is prohibited across Texas jurisdictions and puts water back under the building during a surcharge anyway, and it needs an outlet that stays clear of mud and leaf litter.
How the Pit Behaves in a Storm That Will Not Move On
Sizing is a compromise between two failures. A pit too small for the inflow makes the pump start and stop constantly, and motors are rated for a duty cycle that short cycling burns through. A pit too generous lets water stand long enough to drop silt onto the intake, which on clay runoff is a steady supply of fine material. The right answer matches the pit, the inflow this particular site produces in a long rain, and the lift the discharge asks for.
Rhythm is the free diagnostic and hardly anyone uses it. During an ordinary Houston rain, note how long the pump runs and how long before it starts again. That is the baseline. A pump that always cleared the pit in twenty seconds and now takes a minute has changed, and it told you months before any water appeared.
Power Loss Is the Failure Mode Here
A battery backup is a second pump with its own power source, and in Houston it is the gap that matters most. The reason is arithmetic. On a lot with no fall, the moment the pump stops the water has no alternative route, so an outage translates into a rising level immediately rather than eventually. Be honest about the limits, though: a backup carries a pit through an outage measured in hours, its endurance depends on how fast water is arriving, and it is not a reason to leave a failing primary pump in service.
Adding a Pit to a Drainage System That Was Meant to Flow
Plenty of properties around Houston reach a point where yard drains, trench drains and downspout lines stop coping, and the pattern is consistent: water standing at the low end of a driveway hours after the rain, a garage that takes an inch across the threshold in every big storm, a covered parking level with a permanent damp corner. Adding a collection sump and a pump to an existing gravity system is usually the practical fix.
Siting is most of the work in Houston. A sump cut at the convenient point rather than where the water genuinely collects catches very little, and on ground this flat the difference between the two can be a couple of inches that nobody can see by eye. Working out how the surface actually drains, and where the existing lines run, is why this starts with somebody looking rather than with a number over the phone.
Ten Minutes, a Hose and What You Learn
Run water slowly into the pit until the float switch lifts. The pump should start, clear the pit and stop cleanly, without kicking back on a second later. Listen for a hum with no flow, and watch whether the level jumps straight back up when the motor cuts, which is the check valve confessing. Then find the end of the discharge line and look at where the water actually goes. Do it before the Texas storm season and again halfway through it.
What the test will not tell you is whether the pump holds up over a day-long run, whether the line is clear along its whole length, or what happens with no power. Those need somebody looking at the installation as one system.
A Sump Pump Is Not a Grading Fix
