A great deal of Jacksonville drains the old way. The arrangement fails in one specific condition, and it is the condition that matters. When a slow-moving system sits over the area and the ditches are running full, the end of the discharge line is no longer above open air. It is below the surface of moving water. The pump now has to lift its column against everything standing in that ditch, which is a head it was never selected for, so it runs longer, moves less and gets hotter. On a normal installation anywhere in Florida the check valve is a maintenance item. Where the outlet can go under water it is the safety device. Its job between cycles is to hold the column of water standing in the discharge pipe so it does not fall back into the pit, and when the ditch outside is full it is also the only thing stopping that ditch from running back down the line into the building. A valve that has lost its seal turns a flooded swale into a source of inflow, which is the exact opposite of what the system was installed to do.
The rest of the run deserves attention too, and on a Florida lot it is easy to check. Walk the line from the pit to its outlet. Confirm the end is clear of sand and vegetation, that it is not crushed where it crosses a driveway, and that it terminates at a point the property is entitled to use. Where an outlet sits low in a swale that fills routinely, raising or relocating the termination is often a smaller job than people assume, and it changes how the whole system behaves in the weather that matters.
Where a Sump Pit Sits in a House With No Lower Level
In Jacksonville the pump is below grade even where the living space is not. In older raised houses the pit is under the floor in the crawl space, cut into dirt, and its purpose is to keep standing water and rising groundwater away from the framing above it. Do it in late spring, before the Florida storm season rather than during it. What the test cannot tell you is whether the unit keeps up under real inflow, whether the line is clear along its whole length, or what happens when the outlet is submerged, and those need somebody assessing the installation as one system.
