Restoration is the trade that arrives second. Somebody has to stop the water, and then somebody has to undo what it did, and those are separate jobs with separate equipment. Ours runs in this order every time.
- Assessment and moisture mapping: we find the full reach of the loss with meters before touching anything, because the wet edge is almost always further out than the visible edge.
- Extraction: truck-mounted and portable units take the standing water out fast, and porous materials that are already beyond saving come out with it.
- Structural drying and dehumidification: air movers and dehumidifiers pull moisture out of framing, subfloor and wall cavities and hold it out, with readings taken daily until the numbers meet a dry standard.
- Cleaning, sanitizing and deodorizing: everything the water reached is cleaned and treated, including the smell that a wet building develops within a couple of days.
- Mold remediation where growth has started: affected material is contained and removed under IICRC protocols rather than sprayed and left in place.
- Contents and rebuild: furniture, documents and belongings are dried and restored where the material allows, and drywall, flooring and finish repairs close out the loss.
Extraction is measured in hours and drying is measured in days, which is the part people are least prepared for. Why the Route Matters More Than the Volume

Ground saturated through a wet spring presses hard against below-grade walls, and the same ground shrinking through a dry late summer pulls away and leaves gaps that channel the next heavy rain straight down to the footing. - Know where the main shutoff is, confirm it turns, and make sure more than one person in the house knows.
- Trade rubber appliance hoses for braided stainless, and look at the water heater connections at the same time.
- Keep grading and downspout discharge carrying water away from the walls, because saturated clay against a foundation is where a lot of this starts.
