Almost every loss we are called to in this city starts out as clean water, because it starts at a pressurized line. What moves it into another category is time and what it lands in. Clean water lying on bare ground in a crawl space for two days is not clean any more, and neither is water that has run through the base of a cabinet full of household chemicals. We classify what reaches the affected material, and how long ago it got there.
- Category one. A sanitary source: a supply line, a connector, a heater fitting. Extraction and drying, with salvage rates that stay high as long as the response is quick.
- Category two. Discharge carrying contaminants, usually an appliance or an overflowing fixture. Cleaning and antimicrobial treatment become part of the scope, and some porous material will not be worth keeping.

The Sequence a Restoration Follows
Doing these in order is what keeps a job from coming back. Each step depends on the one before it having actually been finished.

- Extraction. Standing water is removed mechanically, since volume taken out with a pump is volume the dehumidifiers never have to pull out of the air.
- Removing what cannot be saved. Saturated insulation, ruined pad and porous material touched by contaminated water come out first, so drying is not fighting a wet sponge.
- Controlled drying. Air movers and dehumidifiers are positioned for the structure, cavities are dried directly where readings call for it, and progress is checked every day against a target.

- Repair and reinstatement. Flooring, drywall, insulation and trim are replaced once the readings confirm the structure is dry, and salvaged belongings come back.
