Drying Is the Half Nobody Plans For
Drying is also the only part of the job with a number attached to it. A structure is dry when framing, subfloor and cavities read at a documented moisture level, set at the beginning of the job and checked daily until the building meets it. Why a Frozen Structure Cannot Be Dried
This surprises people, so it is worth being plain about. Drying works by evaporation: warm moving air lifts moisture out of a material and a dehumidifier takes it out of the air. Below freezing there is almost nothing to lift, because the water in the material is a solid. A Minneapolis crew arriving at a cold house therefore starts by restoring temperature, sometimes with supplemental heat, and only then places air movement. Skipping that step is how a job that should have taken days turns into one that has to be redone.
Reading the Source Before Anyone Touches the Water
The category of a loss is decided by where the water came from, and it sets what may be dried in place and what has to leave the house.

- Category three: a sewer backup, a surcharged floor drain, or meltwater that has run across the ground before entering. Protective equipment, removal of porous materials and a documented sanitizing protocol, without exception.
Category also degrades with time, and a cold house does not protect you from that so much as postpone it. Clean water that froze in place is still clean water when it thaws, but once the building is warm again the clock restarts at full speed, which is why the thaw is not a good moment to pause the work.
Arrival, Assessment, Extraction, Verification
The first visit covers inspection, moisture mapping, extraction, any heat the building needs, and equipment placement. Visits after that are monitoring: a technician reads the same points, moves or adjusts equipment, and records the numbers. The job ends when those readings meet the target set at the start, not when the space looks finished. Cleaning, any mold work the readings called for, and the drywall, flooring and trim repairs follow.
