- Category one, clean water: a supply line or a water heater connection. Almost everything can stay and be dried in place, provided the work starts before the water sits and degrades.
- Category two, gray water: appliance discharge and overflowing fixtures. Hard surfaces are cleaned and kept, and the porous material closest to the water gets a harder look.
- Category three, black water: anything that came off a sanitary drain or crossed the ground outside. Carpet and pad, particle board, insulation and soaked wallboard come out. Framing and masonry are cleaned, treated and dried, and the crew works in protective equipment throughout.

Six stages, run in order, because each one depends on the last being finished:
- Assessment: we meter the affected area, establish how far the water climbed up the framing, and identify what it was.
- Removal and extraction: standing water comes out, then the material the category says cannot stay, documented as it goes.
- Cleaning and sanitizing: surfaces are washed down and treated with antimicrobials, which on a contaminated loss happens before drying rather than after.
- Structural drying: air movers and dehumidifiers go in against the specific wet assemblies, with readings taken daily until the numbers match dry material elsewhere in the building.
- Mold remediation: any growth already under way is contained and removed to IICRC standards.
- Rebuild: what came out goes back once the structure is verified dry.
