The slider sits on a track at the joint between the conditioned slab and the outer one, usually with a small step down and a drainage path that carries water away from the sill. It works well right up until something interferes with it.
What interferes with it is ordinary. Leaves and debris block the weep holes in the track. The outer slab settles slightly over the years until it no longer falls away from the door. The lanai drain takes longer to clear than the storm delivers. Irrigation overspray runs at the threshold every evening. None of these is a plumbing failure and none of them produces a dramatic moment, which is exactly why they get overlooked.
What Happens Next Is Not Where You Would Look
Water crossing that threshold does not stay near the door. With no space below the living floor it travels flat under whatever is on top of the slab and surfaces as a problem somewhere else entirely.
- Under the flooring: tile in a mortar bed, vinyl plank and laminate all let water move and then conceal how far it went.
- Into the wall base: drywall wicks it up from the bottom plate, and the paper facing carries it further than the gypsum.
- Along the room: the wet boundary is regularly several feet from the door, in a place with no obvious relationship to it.
- Into adjoining rooms: a wet bottom plate carries moisture across a partition into a second space.

What may be dried and kept is decided by what the water carried rather than how much of it arrived.
- Category one: a supply line, a heater connection or an appliance hose. Sanitary at the moment it starts.
- Category two: appliance discharge, or category one water that has sat long enough in a warm building to change.
- Category three: anything that came back up a drain or crossed an outdoor surface. Water that ran across a porch floor and over a threshold belongs here.
That is the part households push back on, and understandably. It was rain, it looked clean, and it came in through a door rather than from a drain. But it ran across an outdoor slab first, and porous material it reached, meaning carpet pad, the lower portion of drywall and any insulation in the wall base, comes out rather than being dried in place.
There is a compounding problem specific to this kind of loss, and it is the reason a crew treats a repeat entry more seriously than a single one. Each storm adds water to material that never fully dried from the last, so the moisture content of the wall base climbs across a season rather than recovering between events. By the time somebody calls, the assembly has usually been through several cycles, and what would have been a straightforward dry-out after the first one has become a removal job. That progression is invisible from inside the room, which is precisely why it runs so far.
Drying in a Climate That Will Not Help
Ventilation is not available as a strategy here. For most of the year the outdoor air carries more moisture than the air a crew is working to create, so opening the building adds water rather than removing it. Drying is a sealed mechanical process from the first hour: containment, dehumidification, air movement across the wet surfaces, and readings that decide when anything moves.

The maintenance that prevents this is unglamorous and takes very little time. The weep holes in a slider track need to be clear, and they fill with debris quietly over a season. And the outer slab needs to still fall away from the door, which is worth checking because settlement happens slowly enough that nobody notices it happening.
It is also worth watching where irrigation lands. A head that has been knocked out of alignment and now throws at a doorway is putting water at that threshold every single day, which does far more damage over a month than a storm does in an afternoon, and it is invisible unless somebody happens to be outside when the system runs.
One habit is worth more than any of the maintenance items, and it costs nothing: the next time heavy rain arrives, go and look at the doors while it is happening. A threshold problem is completely obvious during a storm and completely invisible an hour afterwards, so the only reliable way to find one is to be standing there. Households that do this once tend to discover a door they had no idea was letting water in, usually not the one they would have guessed.
