Sand drains beautifully for about three feet. Under a great deal of Tampa there is then a hardpan, a compacted band that water crosses slowly, and everything above it starts behaving like a shallow tank. Rain that looked like it disappeared into the yard is still there, moving sideways just under the surface, looking for the lowest opening it can find. That is the water a pump in this market spends its life handling, and it is why the pit keeps filling long after the sky has cleared.
What Perched Water Does to a Duty Cycle
Pumps are rated to run intermittently. Start, clear the pit, stop, cool down. A Florida tropical system that parks over the same ground for a couple of days breaks that assumption completely, because the perched layer keeps feeding the pit at a steady rate the entire time. The motor never gets its cooling interval, the bearings run hot, and a unit with years of ordinary life left in it can be finished by a single long event.
The other four failures are the familiar ones and they all get worse under a long run. A float switch fouled with fine sand stops rising cleanly. An intake screen silts up until the motor is turning against almost nothing. An impeller seizes and the pump hums instead of moving water. A check valve stops sealing, so the standing column in the discharge line falls straight back into the pit and the pump restarts seconds later, over and over, for as long as the rain lasts.
Under a Raised Floor and Under a Slab
Tampa built in two distinct eras and the pump question is different in each. In the older raised housing stock the pump is in a crawl space, reached on your knees, and the consequence of a failure is rot and humidity rather than a visible flood. In newer construction on slab it is a pit tied into sub-slab or perimeter drainage, sometimes at the low corner of a garage, and the first sign of trouble is water creeping across concrete. The discharge line is the half of the system that decides whether any of this works. On ground as flat as Tampa the water has to be carried far enough that it does not simply soak back through the sand, reach the same hardpan, and return to the pit as a private circulation loop. A line that stops a few feet from the wall does exactly that, and the pump runs itself to death moving the same water in a circle.
Termination has rules attached to it as well. Tying a discharge line into a floor drain, a cleanout or the sanitary sewer is not permitted in most Florida jurisdictions, and in a heavy event it puts the water back under the building anyway. Above ground, the line needs support along its run and a clear outlet: a crushed section or a blocked end looks exactly like a dead pump until somebody traces it.
How Do You Know a Sump Pump Is Undersized?
Listen to the rhythm during ordinary rain, because that is your baseline. A pump that has always cleared the pit in twenty seconds and now takes a minute and a half has changed. One that starts, stops and restarts within a few seconds is fighting either a failed check valve or a pit too shallow to give it any room. One that has not stopped since the front came through is not necessarily faulty, but it is running at the edge of what it was built for, and that is a conversation worth having before hurricane season rather than during it.
Oversizing brings its own problem. Water that stands too long in a large pit goes stagnant and drops sediment onto the intake, which in sandy Florida ground is a steady supply of exactly the wrong material. Sizing is a match between the pit, the inflow the property actually sees, and the lift the discharge line demands.
Battery Backup for the Hours After the Storm
A battery backup is a second pump with its own power source, and around Tampa it earns its keep in the drain-down rather than the downpour. The rain stops, the grid is still out, and the saturated ground keeps handing groundwater to the pit for the next day. That is when a property with no backup takes on water. Be clear about the limits: a backup covers an outage of hours, its capacity depends on the inflow, and it is not a reason to keep a failing primary pump in service.
Adding a Pit Where the Crawl Space Never Had One
Some properties reach a point where the original drainage stops coping. The pattern is consistent, and it is common in the older Tampa housing stock: standing water under a raised floor after every heavy rain, soft or discolored joists, an air conditioner closet or garage corner that has started to stay damp. A new pit tied into perimeter drainage is often the practical answer, and most of the work is deciding where it goes. A pit dug in the convenient spot rather than at the true low point collects nothing, and the pump in it will read as a failure when the equipment is fine.
What a Homeowner Can Check Without Tools
Pour water steadily into the sump pit until the float switch lifts. The pump should start, clear the pit and stop cleanly, without kicking back on a second later. Listen for a hum with no flow. Watch whether the level jumps straight back up when the motor cuts, which is the check valve confessing. Then walk the discharge line to its end and look at where the water actually lands. Do this before hurricane season and again halfway through it.
What the test cannot show you is whether the pump can hold up over a two-day run, whether the line is clear along its whole length, or what happens with no power. Those need somebody looking at the installation as a whole system.
